One of Germany’s largest cooperative serial renovation projects kicks off in Hagen

192 apartments, a €23 million investment, and a clear roadmap to climate neutrality. In Hagen’s Helfe district, ecoworks is transforming twelve residential buildings belonging to the Wohnungsverein Hagen eG. Dating back to 1966, the buildings comprise a total of 15,000 square meters of living space.

The goal is to achieve the ambitious KfW Efficiency House 55 standard and net-zero climate-neutral operation. The key lies in industrial prefabrication: essential building components, such as facades, are prefabricated in the factory. This drastically shortens construction time on-site and minimizes the impact on tenants during the renovation work.

The measures are comprehensive: the thermal building envelope is being renewed using prefabricated timber frame facades with integrated insulation. New windows and electric shutters are also being installed. The flat roofs will receive new insulation and a powerful photovoltaic system. To enhance living comfort, existing loggias are being replaced by significantly larger, covered balconies. Building services are being optimized with decentralized ventilation solutions, while the central district heating supply remains in place. Together, these measures will reduce final energy demand by 36 percent and save approximately 190 tons of CO₂ annually, including locally generated solar power.

As this project demonstrates, the federal government’s ambitious climate targets are economically achievable—even in cooperative housing—through innovative methods and high levels of prefabrication.
