
End-to-End Maintenance – IoT and CAFM
Automating maintenance by migrating CAFM into building automation. Smart Buildings refer to the intelligent networking and automation of non-residential buildings – such as office buildings, production facilities, airports, and shopping centers. Many property owners and operators already use building automation systems. These systems comprise the entirety of monitoring, control, regulation, and optimization equipment in buildings. In building automation, information on building operations is stored and visualized.
Under the slogan “one platform for all applications,” PHOENIX CONTACT Deutschland GmbH has developed the IoT-based building management system Emalytics. What had been missing so far was the connection of a CAFM system to ensure commercial processing and thus the commissioning of internal staff or external service providers, including the necessary documentation of maintenance or repair activities within the scope of operator responsibility, as well as their financial settlement.
This integration was implemented in a pilot project. In the webinar, Michael and Sebastian explain how a bidirectional interface between the IoT-based building management system and the SAP-based CAFM system was designed. For the process of demand-oriented maintenance, for example meter readings or operating hours are transferred via the interface into corresponding measurement documents in SAP. Orders and purchase orders are created fully automatically based on this information. These are made available to service providers via a portal. In the portal, the service provider can see all information required to carry out the scheduled maintenance or repair.
